Sales Tool for Real Estate Developer: Unfolding Model

Sydney Real Estate Developer
TITLE:    Unfolding Model of Inner City Development

PROBLEM SOLVED/NEED:    The real estate developer wanted to lease out shop space in a complex development before construction was finished. The original completion date had passed and an influx of cash would of course be welcome. The active building site was off limits to visitors and since it was only partly built, there was little to see. A sales tool was needed to show the unique layout of the development which involved two laneways and alleys in between. The promotion would help business owners visualize the layout of the site so they would feel confident leasing properties for shops and restaurants before construction was finished.

DESCRIPTION:    The long pop-up unfolds into layers with illustrations clearly showing the placement and look of properties available for lease or sale. There are two long strips with cross pieces in between showing laneways. A flap folds down with more information. Though the piece is large unfolded, it re-folds easily and slides into a black polypropylene case for transport. This is an initial mock up showing the concept for the structure.

Finished size- Sleeve: 710mm h X 150mm w      Pop-up:  620mm  h X 130mm w X 270mm long.

BENEFIT #1:   The promotion clearly shows the unique structure of the inner city development so salespeople could explain the placement of shop spaces available for lease or sale. It can speed up the sales process for the developer by giving clarity.

BENEFIT #2:  The pop-up folded up easily and slid into a black plastic sleeve making it simple to transport. This made it ideal for face to face meetings and to courier to overseas buyers to explain the project.
CLIENT:  Sydney Real Estate Developer

TARGET MARKET:  Local and overseas business owners who were interested in leasing shop space in the development.

DELIVERY METHOD:  Hand delivery on a sales call, courier or post for overseas recipients.

QUANTITY :  50

PRODUCTION:  The project did not go into production, so our part in the project was the mock up of the structure alone. Working on this gave me an appreciation that pop-up paper models can work very well in face to face meetings with investors. We used existing illustration for the mock ups.  The production would be digital printing, then cutting and scoring on a cutting table and hand assembly. In larger volumes the printing, cutting and scoring would be all done on a plan printer, followed by hand assembly.

RELATED PRODUCTS: Weatherproof black sleeve in polypropylene.

WHAT’S GREAT ABOUT THIS FORMAT:  It has a dramatic reveal, going from a long folded strip to a complex three dimensional model. Light, easy to transport.
